Where Our Data Comes From

PropertySearchGPT uses MLS® listing data provided through authorized data feeds. Active listings are sourced from the Data Distribution Facility (DDF®), which aggregates listing data from real estate boards across Ontario. Historical sold data is sourced through Virtual Office Website (VOW) feeds provided under licensed agreements with the Toronto Regional Real Estate Board (TRREB) and other Ontario boards. These feeds are the same industry-standard sources used by licensed real estate professionals, adapted for search and analysis on PropertySearchGPT.

What Data Is Included

The platform includes active listings for sale, rent, and lease across Ontario. Property types cover detached homes, condos, townhouses, semi-detached homes, duplexes, triplexes, fourplexes, commercial and industrial properties, vacant land, and farms. Standard data fields include listing price, address, bedrooms, bathrooms, square footage, lot size, property type, year built, listing date, MLS® number, listing description, and property photos. You can search and filter this data through the AI Property Chat, the interactive map, or property comparison tools.

Update Frequency

Active listing data refreshes daily. New listings, price changes, status updates, and delisted properties are typically reflected within 24 hours of the originating MLS® record being updated by the listing brokerage. Sold and historical data follow the same daily refresh cycle where available through VOW feeds.

Coverage Area

PropertySearchGPT covers all Ontario regions with MLS® listing coverage — over 59,000 active listings across the province at any given time. Major cities include Toronto, Mississauga, Brampton, Hamilton, Ottawa, London, Kitchener, Waterloo, Cambridge, Guelph, Markham, Vaughan, Richmond Hill, Oakville, Burlington, Oshawa, Barrie, Kingston, Windsor, St. Catharines, Niagara Falls, and hundreds more municipalities. Rural and small-town listings are included wherever boards publish MLS® data through DDF®.

Data Accuracy

Listing data is sourced directly from MLS® records as provided by listing brokerages and agents. PropertySearchGPT does not independently verify the accuracy of listing information. AI-generated estimates, market analysis, and property evaluations — including those from our home evaluation tool — are computed from available data and should be treated as informational starting points, not certified appraisals or professional advice.
